I am my friend are in the same boat purchased for $6000.00 maintenance fees went up and resort is closed.

We just got another $500 bill from Conrad Acceptance Corporation today! Ugh. I keep seeing everyone post the same story as ours but, no specific information on if a class action suit has been filed or not. We paid $6000.00 in full and have no resort to go to. They are offering us something we did not buy into and no more rci exchange. Any info contact rosasdiane@***.com We should be able to use the resort we contracted with this is a fraud as far as I am concerned. We are consumers who were ripped off. We need help.

I have experienced the same problem as other pissed consumers.Lost of money, double maintenance fees and lost of points with vacation club.The expectation that I wanted to be shuttled to Xanadu Beach from a motel is condescending.I bought into the Xanadu so that I could walk out to the beach and have the space of a one bedroom.I sent a letter to owner Mario Donato and it was returned two years later.It is a true bait and switch. His business acumen is a travesty.It is time we ban together and stop this madness.Stay tuned for new developments.

We lost our investments and our RCI points

The resort did not respect his commitments, make us buy weeks and never built the new resort. so, if there is law-suit action i am in. I don't understand why the office of Tourism of Freeport is not helping us. Freeport need to be on the map and what happened with Xanadu is not helping there situation, Also they want us to pay the annual fees when we do not have acces to the resort plus we lost alll the RCI points. Been calling them meeting them . They always promise that they will come with an arrangement and never deliver is rally not good for Rci and time sharing it was my first experience and it will be mys last one.

:( We just recently became aware of this situation. We had not received any communication from Conrad for our maintenance fees. We tried and tried to contact Xanadu with no luck, so finally called RCI and found out that the resort was eliminated from the network and we have no points.

Amazingly ironic we received a call the next day from Conrad Collections telling us we owed our maintenance fee plus a monster late charge. We made a big stink and they offered to reduce our obligation to $180 and in exchange they would let us of the hook permanently.....so good right? The catch is that we would have to release our ownership in the property....mind you we only had a studio....but we paid over $10k in cash! We pay $180 and get a $-10,000....WOW!

So here is our position. We own a large company and have our own lawyer who know this space extremely well. On behalf of all the owners who are getting the same run around, we would like to offer to assist in pulling us all together for a class action lawsuit.

WHAT WE NEED:

- We need everyone to provide their email and we will contact you to join the effort.

- Pull together all of your contract information and have it on hand.

- Our lawyer will be providing us further instructions on what specifics we need and we will forward these to you

The only info I have received was from Conrad Acceptance Corp. who gladly took our money for our timeshare.

They only gave me the contact number for the Operations Manager at Xanadu who is Tyrone Thurston. That number is - 242-351-****. From what I understand, he is full of crap too. My timeshare has been paid in full and I still have 20 years left but no points through RCI.

That was the only reason we bought because at that time Xanadu was a gold crown resort and our points were very valuable. Now we lost our points which are paid for and cannot take a vacation. And we definitely don't want to stay in any of those dumps in Freeport nor can we afford the airfare for a family. We never received any notice or mailings of Xanadu being in trouble or possibly losing our RCI points.

I am trying to put together a class action lawsuit but it is difficult with no money. If anyone else has any luck doing this or is an attorney or knows one that can help us, please let me know!Thanks,Tony Steer

My Friend and I own a timeshare with Xanadu and are now seeking legal advice on what to do next. Referring to maintenance fees and on negligence on fulfilling contractual obligations. Very upset about my timeshare!!!!

Hi my name is Indrawattie, i am having the same problem like everyone else. Ive been a member since 2009 and was able to use rci twice before having all this problem with xanadu! Im really upset that they send me all these bills and charge all these late charges and not to mention i still have to pay maintenance and im not able to vacation else where! Any idea what the other 2 hotels owned by the same owner are called? Maybe contact those hotels.

I am in same boat and RCI didn't even let me know I wasn't a member anymore, I found out when I tried to book a vacation and my membership number was invalid. After I called they did send me a refund check for my membership I prepaid for 3 years.

Xanadu Resort Freeport Bahamas

xanadu is now for sale and not opened-we lost all our rci points and now they want our maintenance fee which almost doubled--for what>>> we can't stay there. Said we could stay at 2 other dumps. don't really care if we ever go to freeport ever again!! would love to be part of the class action lawsuit? how do we do that?? they said we must pay!!! for what??? can someone let us know how to proceed?? thank you so much! we always enjoyed using our points, and was the reason we bought at this dump--to stay any where else.now we have no points!!!!

We were also angry with Xanadu after being told they were adding a 1 time charge of 6X our fees for repairs. We refused payment and they agreed to drop the one time payment but then applied our biannual fees to it and said we owed the balance. They followed with a credit bureau complaint. I have heard of Pirates in the Caribbean but this is ridiculous.

Our last visit had the balcony masonry collapse, AC unit out,elevator out, no food on site. Complete disaster!

Would also like to join a Class Action Lawsuit!

Any New news on this---we also received double billing --which I paid the regular and called CONRAD about this double billing asking what it was for an why and all that and the only explanation they gave was they raised the fee. I said I never received any information --it wasn't like they were increasing by 50-100 dollars but a lot of money.

They said Xanadu sent a letter, which is bull.

This is wrong--the place is supposedly closed and we are putting money in someones bank account. Is that FRAUD?

Carol June,I just wen through a long conversation with RCI and they claim NO responsibility about the points lost and the RCI account closed by XANADU. Tried to contact XANADU @ various ph# but no luck.

RCI and Xanadu Resort/Bahamas

My husband called in to RCI to pay our annual dues only to find out that we wern't members anymore due to our home resort being closed down(now that we have it paid for) they said here had been a letter sent out either by them or the rresort which we have never received, so we are out of a resort and 7 years of dues. I thik something should be done, or at least exchange our resort, since Xanadu is no longer in operation and isn't going to be, why should we pay for something we can't use
